He said that doing a “cheap” DIY job usually backfires, giving buyers the option to negotiate a lower price.

But Thomas said, “Artificial turf may be a low maintenance option, but it can put some people off, especially if they are a young family.

“Broken fences are a common feature of an unkempt garden. Fences add a sense of privacy to a property. So make sure your fence is tight and solid.”

Thomas said the curb appeal is key to investing in some bright flowers, planting pots, and mowing the lawn, with first impressions counting.

We all saw an indoor exhibition on TV and winced when they opened a can of neon paint.

Bright colors aren’t for everyone, but while they reflect your personality, it won’t sell your home.

Thomas said, “Loud interiors may not appeal to all buyers.

“A bright yellow wall in the kitchen could be comforting to you, but your room could appear in a different light from others.

“The way forward is to keep things simple. Fancy decor like textured wallpaper is best avoided.”

He said gray and terracotta are the way to market your home, and while it’s far from exciting, it helps buyers see the potential.

Old kitchens

Nothing dates a home like the kitchen, and it can be difficult to update when you are on a budget.

But it’s important in targeting buyers and modern is the way to go.

Thomas remarked, “A modern kitchen will help sell a house.

“It can be expensive to do a complete overhaul and upgrade of the entire unit, but potential buyers could be put off when they have to imagine how much work they have to do.”

If you don’t have the money to do a full renovation, Thomas said he should focus on table tops, cabinets, and the appliances.

He advised: “The best way is to replace all the old fashioned features like faucets and cabinet doors and get your kitchen back to its original state.

“Removing personalized features and reverting to neutral tones will make a big difference. Make sure everything is squeaky clean, especially the range hoods which can attract a lot of grease. “

Inconsistent flooring

You may not think your floor is a big selling point, but a mix of styles can put off buyers, with Thomas saying it is an “integral” part of the home.

While you love a deep pile, the expert thinks you should throw it away for hardwood.

Thomas said, “You can get away with carpeting in the bedrooms, but when it comes to the main areas of your home, such as hallways and living rooms, even parquet floors are desirable.

“Carpets are harder to clean and they can be a breeding ground for hair, especially in households with pets.”

If you don’t want to tear your carpet apart, at least make sure that the floor in your house is even.

“One of the worst mistakes people make is using two different types of hardwood floors in high-traffic areas of the home,” explained Thomas.

“When you switch to hard surfaces, make sure you have the budget to cover the investment in all of the rooms.”

Dark colour

Black is always a bold choice, but even if you experiment with blues or purples, it can be risky, Thomas claimed.

Dark rooms are always off-putting, so invest in some lamps if your space is boring and dingy.

Thomas said, “It’s no surprise that a dark room instantly changes your mood and doesn’t feel inviting.

“A bright room with lots of natural light will attract more buyers. For example, if a room is painted in dark blue tones, the room will also appear dull next to artificial lighting.

“Try to bring fresh white and lots of light into the rooms.”

And he advised the use of curtains in these rooms as this gives room for natural light to bounce off the walls – and appear brighter.

Bathroom fixtures

We’ve all seen green bathrooms from the ’70s, and it’s another room that can instantly date a house.

If you can’t tear it out, the first thing you should do is make sure it’s clean, have all the limescale removed, and then repair any cracked tiles.

Thomas also pointed out, “A common mistake salespeople make is replacing the only bathroom in your home.

“Baths are a popular option for many people who want to relax after a busy day.

“For people who do not use a bathroom, they have opted for a space-saving shower instead.

“Of course, this can make your bathroom look bigger, but it can devalue your property if a bathtub meets a buyer’s criteria.

“A compromise is to free up space in your bathroom by buying a bathtub that combines the two.”
